As a resident of Chicago for many years, I know and understand the Chicagoland real estate market. I currently reside in the North Side of Chicago and I am very familiar with the latest developments in one of the most growing real estate market in Chicago: Lincoln Park, Lakeview, Wicker Park, Bucktown, Roscoe Village.

Comparable Market Analysis(CMA)

Before you decide to list the house on the market, I will provide you with an extensive Comparative Market Analysis tool that goes beyond a simple list with the last sold homes. Besides our regular appointment for showings resulting from the responses to our aggressive advertising, I will hold open houses showings on weekends with your permission. At my open houses, I will also provide the potential buyers with a full market analysis of your region, pointing out why your house might be the best option in the neighborhood.

Make A Good First Impression

You only get one chance to make a first impression. Make sure it's a good one. You want your home to be warm and inviting to the buyer. Clean up any clutter lying around. Stack the magazines, throw away old newspapers, and put all your loose papers in a drawer. Give your home a proper cleaning before the viewing. The more at home a buyer feels, the more likely they are to make it their home.

As a seller, you goal is to sell you home for the best price as fast as possible. Help you agent out. When the buyer enters the door, they try to picture themselves living in you home or condo. The better the buyer can see themselves living there, the better chance you have to turn a casual prospect into a seriously interested buyer.

Pay attention to the details because the buyer will. Make those minor repairs that you've been neglecting. Examine the exterior of the house and see if there's anything that needs work. If you have a yard, make sure that it looks presentable. A little time and money in the beginning can pay off big time at the end of the sale.

Preparing Your Home for Showings

From my past personal and business experience, I will offer you my advice on what I think it should be done to your home to get it in the best showing state. I will try to save you as much money as I can by making sure you will not spend too much money that you will never see in return. I will provide you with a punch list on what is important and what isn't and I will try to give you hints on how to make certain improvements with the least effort and expenses to you. I will treat your house as one of my own and I do not expect you do to anything that I would not do personally.

Do's and Don'ts Of Home Showing

Take a step back
Let your home speak for itself. It's s good idea to let your agent show your home to buyers without you or other people around. If you want to be present during viewings, give the buyer some breathing room. Cramping them will only unnerve them. Let your agent do the talking. Buyers will be more at ease if they don't feel that you're looking over their shoulder while they view your home.

Let your agent handle it
Your agent knows what he's doing. Let him call the shots. Let you agent handle all the viewings. It you make extra appointments, your agent might not be able to give each buyer the attention they deserve.

Help seal the deal

Give the buyer valuable information about the property and the neighborhood.

  • it would be wise to give the buyer warranty information about the things in the house
  • if any alterations or improvements have been made to the home, please describe them or provide blueprints
  • Let the buyer know about the entertainement solutions in your area, including shopping, recreational activities, parks, etc.

 

Does the buyer have sufficient funds to pay?

First thing a seller should do is to check if the buyer is pre-qualified or pre-approved. Either is a mandatory step in the right direction when securing a home loan. If the buyer fails to obtain a loan, they might have to drop out of the negotiations process, so be cautious if they are neither pre-qualified nor pre-approved.

 

Disclose any defects

Ask your real estate agent or broker about the disclosures required by the state of Illinois. By law the seller must disclose major flaws in the property to the buyer.

Such items might be:

  • Any hazards on the property, such as defects in the foundation
  • Defects in the plumbing system, the electrical systems, or the ventilation systems
  • The presence termites, lead paint, or asbestos
  • The presence of underground pits, flood plains, or lot line disputes
  • For Sale By Owner (FSBO)

    FSBO is not for all sellers. Selling a home takes a lot of time, effort and marketing and financial resources. FSBO sellers take on all the responsibilities themselves. It might seem tempting at first, but there can be hidden costs, and not all of them are monetary.

    Here are some drawbacks to selling your home yourself:

  • You need to develop and execute an effective marketing plan. This includes an effective advertising schedule. If you don't know how to properly advertise you home, you could be throwing away a lot of money.
  • You need to be available for viewing whenever a buyer wants one. This could mean that you have to take time off from your job even for the most uninterested of buyers.
  • You are not as objective as you think you are. You can try, but you'll never be as impartial as a third party. After all, it is your home that the buyer is scrutinizing.
  • You are not a professional appraiser. It will be hard to accurately estimate a comparable asking price for your home, even if you have done some research. Many sellers tend to overvalue their home.
  • FSBO tends to reduce how many buyers view your home. It can be very nerve-racking for a buyer to point out flaws to the seller's face.
Talk to a Chicago realtor to see if FSBO is a good option for you. It's a good idea to make the most informed decision possible when it comes to selling your home.

Negotiation and Closing

I, as your Realtor, and @properties, will negotiate on your behalf during contract representations. My opinion on offers will be honest and I will represent your best interests in the most professional way.
